Making an Appointment: Easy as
1, 2, 3!
1.) First, VIEW all Available
Homes you are interested in on our website..
2.) Second, we ask that you DRIVE BY all properties
you are interested in seeing. Simply click on the
online map or feel free to call us for directions.
NOTE: If the home is occupied, DO NOT disturb the
resident; we will contact them for you.
3.) Third, narrow your list and CALL for an appointment
to see the inside of the home in which you are interested.
IMPORTANT: Please be certain that
all potential residents involved in the decision-making
process are present at the designated time to see
the home.
Non-refundable Holding Fee:
Once you have chosen a home and would like us to "hold"
it for you, you will need to pay a $500 holding fee.
This must be paid in secured funds (see "Payment").
Once we receive the holding fee, we take your home
off the market. If you change your mind or your plans
change after paying the holding fee it is non-refundable
and will be retained by J&T Properties. Once your
application is approved, the holding fee will be credited
toward your security deposit.
If for any reasons your application is denied
the $500 holding fee will be fully refunded to you.
The Application Process:
Once you have found the home that you want to call
"home", we will have all adult occupants
fill out an application
form. The application fee for a single resident
or a married couple is $35 and $25 per person after that.
Once the application fee and the holding fee have
been paid and all applications are received, we will
obtain a credit report, employer verification, and
rental references. The application process is largely
contingent on the information you provide. Do yourself
a favor and fill out the application completely, especially
telephone numbers. It would also be a good idea to
let your references know that we will be contacting
them so that the process may be expedited. Once approved you will need to pay the difference between the $500 hold deposit and your 1st months rent.
Co-signers:
In some cases we may ask that you provide us with
a co-signer. A co-signer is someone who agrees to
fulfill the responsibilities of the resident should
the parties on the lease be unable to fulfill their
obligations. The co-signer will fill out the App Form and will be researched the same
as an applicant.
Security Deposits:
The security deposit is generally equal to one month's
rent and is fully refundable,
providing all
the terms and conditions of the lease agreement have
been met. If there are problems on your credit report,
rental history, etc
the security deposit may
increase to one and one-half times the monthly rent
and/or the non-refundable portion may be increased.
Pet Deposits:
Our pet deposit is a non-refundable $500 per pet, due and payable at move-in.
Appliances:
Our homes are equipped with a refrigerator and a stove/oven.
Many have dishwashers and garbage disposals.
If you are moving
in on the first of the month or a weekend, we will
require that the paperwork be signed prior to that
date so that all you need to do on the move in date
is pick up your keys.
